Booking Terms & Conditions

This is a short term holiday letting agreement limited to a maximum stay of 4 weeks. Bookings are not confirmed until we receive your completed booking form together with your security-deposit. Until that time the availability of free dates can be subject to change. Flights should not be booked until we have provided you with written confirmation that we have received your completed form and your deposit.

1.  The apartment will be available from 14:00 hrs onwards on the day of your arrival. Please vacate the apartment by 10:00 hrs on the day of departure. 12:00 noon arrivals and/or departures or other times are by prior arrangement only.

2.   Cleaning services prior to your arrival will be provided by our cleaning services agent. All bedding is laundered and beds are made-up ready for your arrival. Clean towels for each occupied bedroom are also provided at your arrival. The apartment is also cleaned throughout after the previous guests have departed. An amount of £35 will be deducted from your refundable deposit as a contribution towards laundry and cleaning services.

3.   The apartment owners cannot accept responsibility for injury, illness, or loss sustained by any visitor nor for loss or damage to vehicles or other personal possessions. We advise that all visitors are adequately covered by their travel or health insurance policies.

4.   The person signing the booking form undertakes to leave the apartment in the same condition as at the start of the holiday, and to report and pay for any unreasonable damage caused. We ask that all visitors abide by the El Mirador Community rules (a copy will be included in your welcome pack).

5.  NO smoking is permitted in the apartment except on the balconies.

6.  NO pets are permitted.

7.  The occupancy limit is six (6) persons. All persons must be under 75 years old at the time of arrival. All persons must be UK residents and a holder of a valid UK/EU passport.

8.   A deposit of £125GBP secures the requested booking period and serves as a returnable bond. 8 weeks before your arrival date the full rental amount will be due or the booking will be void and will be treated as a cancellation. In such circumstances, your deposit will be returned less an administration fee of £40GBP. In cases of cancellation within 8 weeks of your arrival date, please refer to your travel insurance company and your policy details as rental payments are non-refundable after this period.

9.   2 weeks prior to your arrival, a set of keys for the apartment will be sent to you by post.

10.   After your departure from the apartment and your return to the UK, return the keys to us using the self addressed envelope provided. Once we have received the keys and we have verified that the property is in good condition, your deposit of £125GBP will be returned to you less a deduction of £35GBP - being the amount for laundry and services in preparation of your arrival.

11. Internet services are provided by Y-Internet in accordance with their terms and conditions. Usage is by the week, and can be obtained by a prepaid internet access card available from Y-Internet in Calahonda. The internet service provided in the apartment is a RJ45 cable LAN connection of up to 1mb/s download and up to 250kb/s upload, limited to 1Gb of bandwidth usage per week. Downloads greater than 1Gb are subject to an additional, non-returnable, charge of £15 per additonal Gb, or part of. No PC is provided. Visitors must bring their own laptop or PC system. Guarantee of service is not the responsibility of El Mirador.
